Rental Rules and Departure Instructions


RENTAL RULES
 
Check-in time: After 4 pm PST unless other arrangements have been made prior to arrival.
Check-out time:  By 11 am PST.  Unauthorized extensions beyond check out time will result in a half to full day charge against deposit.
Supplies: Linens and towels provided.
Smoking: Smoking is NOT allowed inside the house.
Maximum Occupancy: 12 – 14 People other than those in the Guest party set forth above may not stay overnight in the property.  There are beds to sleep 12 and couches to sleep 2.  Any other person in the property is the sole responsibility of Guest.  If more than the stated persons in your reservations stay at the property, the deposit will be forfeited and you may be asked to leave.
This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.  Keep the property and all furnishings in good order.  Only use appliances for their intended uses.
Pets: Pets are permitted only with prior approval and the Pet Addendum must be completed. 
Parking: Parking is limited to 4 vehicle(s).  Vehicles are to be parked in driveway only.  Parking on the main road is not permitted.  Extra parking is available in dirt area at beginning of court.  Do not park in other driveways.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Housekeeping:  All reservations are subject to a $200 housekeeping charge for departure cleaning and laundry.  There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.   We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.  Please strip the linens (pillow cases, fitted sheets, flat sheets) off beds and put in the laundry room prior to departure.  Please leave wet towels hanging in bathroom.  Guests are required to tidy-up and leave the unit in a neat and orderly manner. If the house is left excessively dirty, your security deposit will be charged for additional cleaning charges. Our housekeeping staff will make the final preparations of the house for the next guests.  Housekeepers arrive immediately after check out time (11:00 AM)
Hot Tub: No children under the age of 18 permitted in hot tubs at any time [without adult supervision].  When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  DO NOT STAND ON THE HOT TUB COVERS.  Hot tub covers are for insulation purposes and are not designed to support a person or persons.  They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. 
 
Boating:  The pier and swim platform are available for your use. You can tie your boat to the cleats on the swim platform. If you want to use the boat lift please inquire with us and there is a $75 charge.  Please be aware that any vessel entering any body of water in Lake County must get a Quagga Mussel Sticker.    Application below:http://www.lakeportchamber.com/userfiles/file/2012%20Quagga%20Screening%20App.pdf

Fireplace: The fireplaces are propane gas log fired.  Please do not throw any paper or other combustible materials in the fireplace. Please keep children and flammable items away.  
Thermostat: The thermostat upstairs is electric and is on the side of wall by master bedroom.  This will vent the upstairs and downstairs.  A thermostat downstairs is gas run by fireplace downstairs. 
Gas stove:  The 6 burner stove is propane gas and requires lighting at time of use.  Please keep children away from flammable items.
Water: No feminine products should be flushed at anytime.  If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $500.
Garbage:  Recycle and garbage cans are located on driveway.  All garbage and recyclables must be put into the cans upon departure.  Do not leave any garbage in or outside the house.  Garbage pickup is Thursday at 5 am.  If garbage is not taken out there will be a $50 charge.
Gardeners: Gardeners come every other Thursday to mow the lawn and blow leaves.  Please allow them to enter the yards and remove any items on grass.
Refunds: As we have no control over these situations, no refunds will be issued for weather, snow or road conditions, power outages, telephone outages, or other acts of nature. There is no guarantee or warranty made as to the condition or quality of televisions and appliances, and no credit will be issued for these items, although every attempt will be made to put them in proper working order.  Any cancellations must be made 30 days ahead of your check-in date.

DEPARTURE SHEET
 
CLOSE AND LOCK ALL WINDOWS AND DOORS.The Renter is fully responsible for weather related damage, vandalism and theft that occurs if you fail to do so.
 
Pull pillow cases, sheets, and fitted sheets off beds and kitchen towels and put on laundry room floor.  Please leave wet towels hanging on bars in bathroom.  
Turn the thermostats off. 
Turn fireplaces off. 
Turn OFF the burners, oven, grill, TVs, stereo and lights (inside and outside).  
Put all dishes, silverware and cookware in the dishwasher and turn on. Dirty dishes are not to be left in sink or on counters. (Additional cleaning time could occur if the housekeeper has this to do for you). 
Remove all personal belongings from bedroom closets, bathroom drawers, kitchen cupboards and refrigerator. 
Remove any opened or perishable food products. 
Place all trash in the cans provided outside. Bring to top of road on Wednesday evening if your stay is during this time.  Trash is picked up Thursday at 5:00 am.  
Return rental keys to the lockbox. 
 
CHECK OUT TIME IS 11:00 AM – NO EXCEPTIONS
